LOCATION
Sandy Ridge community is located in between two large wooded reserves and is highly sought after. Being in between two wooded reserves offers all the peace and tranquillity you will need.
You will be minutes away from all the local amenities. Nearby you have a Publix Supermarket, Subway, McDonalds, Chillis restaurant. A shopping Plaza 2 minutes away has a hairdressers, nail salon, ATM Bank, Pizza delivery and pharmacy.
Within 2 miles from the villa are 2 of the Worlds best golf courses, one at Championsgate and the other the exclusive Reunion resort. If you want to learn to play golf why not visit the David Leadbetter golf Academy at Championsgate.
VILLA OVERVIEW
FLORIDA RIDGE VILLA is on one of the largest corner locations within Sandy Ridge, this ensures your surroundings have an open and spacious feel.
All rooms are decorated to the highest standards and have a bright and airy feel. For the hotter months there is full air conditioning throughout and ceiling fans in every room. The villa has been furnished in a contemporary manor with the emphasis on style and comfort. The attention to detail within the villa is second to none.
The two large master bedrooms are both en-suite and additional twin bedrooms share a family sized bathroom. There is a large Queen-size double sofa bed in the living room if required.
AMMENITIES
This villa is perfect for families; the kids will love the pool, while you will enjoy the Jacuzzi! What better way to unwind after a day at the parks. Why not invite some friends and family along to share the costs, the villa is big enough for two large families.
If you are after entertainment for the kids (or big kids in the family) we have something to suit everyone. You will find cable TV's in every room, DVD Players, a games room with Pool Table, Air Hockey, Ping Pong, Board games, kids books and Dart's. There is even a Nintendo Wii & Playstation console and enough DVD's, games and music CD's to keep everyone amused for hours.
Our new computer system with FREE Wireless high speed internet access allows you to keep in touch with friends and family, or do some work. Why not even bring your own Wireless laptop and sit by the pool and do some surfing.
POOL AREA
The large pool has a built in Spa, ideal for unwinding with a wine after a long day at the parks. The spacious decking area around the pool is surrounded by a fine fly screen, ideal for al-fresco dining, and top of the range patio furniture. The pool is south facing and has maximum exposure to the sun, so is an ideal place to relax and work on that tan. There have been many extra tropical palms and plants planted for your pleasure and added privacy.
During the cooler months the pool can be heated if required (arrange at time of booking) and is illuminated at night for that moonlight dip. We have now installed a pool blanket which will keep the water warm during the night, so you can take that early swim before you hit the parks.
The Lanai area provides maximum cover from the sun should you wish the Children to not play in the heat of the day.
LIVING / DINING ROOM
The living room and formal dining area are adjoined to give an open plan and spacious feel. For your convenience there is a downstairs powder room with toilet. There are two comfortable sofas, one which converts into a queen size sofa bed and a single seat. There is a widescreen TV and DVD with surround sound system. For your convenience there is a telephone with FREE local calls, and a [huge] selection of DVD's and CD's. There is also a baby crib with changing station and bed linen if you require.
New for 2008 is a state of the art Nintendo Wii console & games. The console is one of the best new additions to the villa and will allow all the family many hours of fun after you have returned from the parks.
MASTER BEDROOMS (1) AND (2)
Both master bedrooms have en-suite bathrooms with large walk in showers and either a large king-size or queen-size bed. There is ample storage space, with both bedrooms having large walk in closets and dressing tables. Each bedroom has cable TV's and DVD's. Master bedroom (1) has a small love seat. Both master bedrooms overlook the south facing pool.
Each bedroom has two nightstands, chest of drawers, large vanity mirror, alarm clock, ceiling fans. Each bed has high quality bedding throughout to give you that extra feel of sheer luxury.
TWIN BEDROOM (3) AND (4)
These bedrooms are twin rooms that share a large family bathroom (opposite). Each room has ample storage space with bedroom (3) having a walk in closet and bedroom (4) a large closet. Bedroom (3) has a large cable TV, DVD player and 24/7 internet access. Bedroom (4) has a 14" cable TV with Playstation console and a selection of games. Why not read the Children a bedtime story with one of the many children’s books we have.
Again each of these rooms has nightstands, chest of drawers, mirrors and alarm clocks.
KITCHEN
One of the main advantages of a Villa against staying in a hotel room is you have the ability to cook whenever you want. Here at FLORIDA RIDGE VILLA the kitchen has it all.
The fully equipped kitchen has all the amenities you could ask for, including a breakfast bar. There is built in oven/hob, microwave, dishwasher and coffee maker. There is a toaster, large fridge with ice making facility, blender and all the crockery and utensils you will need. There is a built on utility room with washing machine, tumble dryer and iron and ironing board.
GAMES ROOM
The garage area has been transformed into a gaming Mecca for the kids. Located in the garage is Pool, Air hockey, Ping Pong and darts to name a few of the games. For your comfort there is ceiling and standing fans. We even have a portable stereo which can be used in the games room or by the pool area.
Located in the games room is a security lock box. This can be used to store all your valuables when you are out for the day.
24 HOUR SUPPORT
For your complete peace of mind we have a professional management company on call 24 hours a day. They are there to ensure that your vacation runs smoothly and is trouble free. They offer a very personal and friendly service.
SECURITY AND SAFETY
While you stay at FLORIDA RIDGE VILLA your safety and security are of utmost importance. To this end the villa and pool area meet all the Florida state regulations and come fitted with Fire extinguishers, smoke detectors and emergency lighting. For your personal belongings the villa has a security lock box. For extra peace of mind the villa comes with a alarm.
CHEAPER THAN A HOTEL
Our villa prices are quoted as ALL INCLUSIVE, this means that unlike other villas we [do not] add on the local and resort taxes of 13% to our rates (as they are already included). As the price of the villa is for the villa and not per person, the price of staying at our villa is much cheaper than a hotel room that does not have any of the above facilities.

We visit our villa many times during the year to ensure our standards are the highest possible, We will ensure the villa is as good as it was when we first purchased it. Sadly for some villas this is not always the case. Many cheaper villas just do not offer the same standards or amenities that we provide.
