Our fabulous two-story villa is located within a private, gated community called Sunset Lakes. This “exclusive development”, with a collection of luxury homes built around two private lakes, is truly just 3 miles from Disney World Resort. Electric entrance gates lead you into this well maintained estate which also boosts a children’s play park and a large community swimming pool. It’s proximity to Disney World Resort makes it very convenient to return to your villa throughout the day before returning to the theme parks/shopping in the evenings.

This beautiful property overlooks the larger of the two lakes from the south facing pool area and master bedroom balcony. The pool area is south facing and this insures that you will have sun in the pool area at all times. Some houses not south facing will be shaded in the pool area. The pool area also boosts an oversized deck giving you and your guests plenty of room to sunbathe on the numerous quality sun loungers. The deck also has a large patio table with ample chairs which is great for breakfasting or dining “Alfresco”.

(Second floor)

BEDROOM1: Master bedroom with luxurious King bed, suite, cable TV, Alarm clock. There is a ceiling fan for your added comfort, Full en-suite with large bath and walk in shower. Separate Toilet room, Walk in wardrobe with ample storage. Double sink area with large mirror, Hair drier and weighing scales. This room has double doors out on to a large balcony south facing over looking the lake.
BEDROOM 2; large bedroom with large Bunk beds & two twin beds. Disney decorated 2 drawer units and wardrobe. Radio alarm clock and hair drier.
BEDROOM 3; Double bedroom with 2 x Twin beds Radio alarm clock, T.V./Video player, play station 2/dvd player. Locker and wardrobes. There is a ceiling fan for your added comfort.
BEDRROM 4; Double bedroom with 2 x twin beds. Radio alarm clock, ceiling fan and hairdryer drawer units and wardrobe.

There is another full bathroom on this floor with bath, shower & WC.

(Ground Floor)

BEDROOM 5 ; Second Master bedroom with King Bed suite cable TV , radio alarm clock and a ceiling fan for your comfort. There is a full ensuite with bath and shower and WC, This master suite boasts patio doors to pool area. There is a large wardrobe dresser and Hair drier.
BEDROOM 6; The Third Master bedroom (not ensuite) has a Queen Bed with matching lockers. There is cable TV, a radio alarm clock, hairdryer and a ceiling fan for your added comfort. There is a full bathroom just across the hall.

The bathroom on this floor with shower. Can be used for 3rd master and double up for downs stairs loo!

All linens and change of linens are provided. Towels & pool towels are also provided so there is no need to take up valuable suitcase space with towels.
There is a change of linen provided.
Living area.
There are 2 Lounge areas on the ground floor, one with cable TV, Video and DVD. A great family room to relax. The other an elegant dining and seating area suitable for that drink before dinner or a relaxing evening away from the TV. There is also a breakfast dining nook overlooking pool area. Both dining tables seat 6 people. Both sofas are sleepers.
Kitchen.
There is a fully fitted integrated kitchen with dishwasher, large oven & hob, fridge & freezer with icemaker. Separate utility room with washer & dryer and full ironing facilities, double garage. There are lots of quality pots, pans, cutlery, crockery, glassware and plastic ware. Coffee maker, Electric kettle, toaster, blender and microwave. Slow cooker, salad spinner, and Teapot.

All baby equipment is free of charge and includes Cot, cot bedding, reclining high chair, & Playpen for beside the pool.
There is also a car seat and a stair guard.
There is a library of video's and DVD’s of over 80 titles also some games and books for your enjoyment. There is a small collection of kid’s toys.

Sunset Lakes is completely finished so builders will not disturb your holiday.

Fishing is permitted on the lake.

This 3000sq. Ft villa is exceptionally well maintained and luxuriously furnished to a very high standard with many upgrades. We are fully licensed, insured and professionally managed giving you complete peace of mind.

A 10% deposit would secure you booking with the final balance due 10 weeks prior to departure. We also require a $150.00 (£150.00) security deposit that is refunded shortly after you leave and after we have received a clear damage report for our management company in the USA.
PAYMENT
Payment can be accepted by credit card and there is a 4.2% charge for this service. Funds will be collected via Pay pal.
Bank transfer made to my bank acc in the USA there is a charge of $15 for this service. (This is a bank charge)
Dollar US, Sterling or € cheque for the agreed amount can also be used as a method of payment, no extra charge.
