Our luxurious, larger than average Fairway Retreat Villa (2011 sq ft) is situated on the prestigious gated Southern Dunes Golf and Country Club with its renowned championship golf course rated 4.5 stars by Golf Digest and 6th best in Florida.

The pool and spa have great views over the 9th fairway. There are no villas behind to watch you enjoying the wonderful Florida sunshine!

This is an ideal location for golfing holidays, relaxation, or visiting Disney and the other major attractions of Florida.

We have upgraded the furniture to an exceptionally high standard and this is a truly beautiful villa. There are 4 bedrooms all with cable TV (The king size master is extra large with en-suite, 1 double and 2 twins). There are 2 large living rooms and 2 dining areas, and a fully equipped kitchen. FREE worldwide phone calls and a high speed wireless internet connection for guests to use with their own laptop. There is a Computer with internet access, a small safe, DVD, Playstation 2, table tennis, air hockey, foosball, 2 mountain bikes, tennis racquets, high chair, travel crib and stroller.

Guests have complimentary use of all Southern Dunes leisure facilities including communal pools, children's play area, tennis courts, and clubhouse with restaurant and bar. (A green fee is payable for golf)

Our fully air conditioned Fairway Retreat Villa sleeps up to 10. It is a large (2011 sq ft) 2 storey house which is luxuriously furnished with upgraded furniture for that special vacation. There are vaulted ceilings which give a light and airy feel to the house. WE HAVE RECENTLY UPGRADED THE FURNITURE.

The KITCHEN is fully equipped with dishwasher, cooker, coffee maker, toaster, kettle, blender, microwave, large fridge/freezer with ice maker and all the crockery and cooking utensils you will need. There is also a breakfast area with new table and chairs.

The FIRST LOUNGE AREA has a sofa, a sofa bed, an armchair, CD/Radio/Cassette player, tables, and a dining area with a beautiful new dining table and chairs, seating 6.

The SECOND LOUNGE AREA has 2 sofas, tables, 32" cable TV, DVD, Playstation 2 and a selection of games, video player, books and children's board games. There are patio doors to the swimming pool with an audible child safety alarm.

The superb, larger than average MASTER SUITE has a super king size bed (6 feet wide!), cable TV, dressing table, and patio doors to the pool area with an audible child safety alarm. An archway leads to the very large ENSUITE BATHROOM with corner bath, walk-in shower, toilet and twin vanity basins. There are 2 walk-in wardrobes.

There is also a downstairs TOILET and WASHBASIN.

There is a washer, dryer, iron and ironing board in the laundry room.

Upstairs.... COMPUTER with flat screen and internet access

BEDROOM 2 has a double bed, cable TV and large built in wardrobe.

BEDROOM 3 has two twin beds, a dresser, cable TV and large built in wardrobe.

BEDROOM 4 has two twin beds, cable TV and large built in wardrobe. There are nice views over the fairway.

The BATHROOM has a bath with shower, toilet and vanity unit.

Our private SPA AND SWIMMING POOL (with optional heating) are reached by patio doors from either the lounge or master bedroom. They are screened to keep the insects out but allow the sun in. They have views down the 9th fairway and are not overlooked from behind. There is pool furniture for relaxing and a table and chairs for eating 'al fresco'. The pool and spa (with feature fountain) are illuminated and there are patio lights for relaxing outside in the evening.

A George Foreman electric BBQ, Stair Gates, Stroller, Travel Cot, Highchair, Hairdryers, Towels, Pool Towels and Bed Linen are provided.

A small SAFE is provided for your peace of mind.

In the double garage are 2 new MOUNTAIN BIKES, a TABLE TENNIS TABLE, FOOSBALL TABLE, AIR HOCKEY, ELECTRONIC DARTS and 2 TENNIS RACQUETS.

The phone has FREE Local, National and International calls (excluding mobiles / cell phones).

No Smoking and No Pets.

Our management company is available 24 hours a day for emergencies.

Within 2 minutes there is a 24 hour Wal-Mart superstore, shops, restaurants, fast food outlets, fuel, pharmacy, Blockbuster video and banks. Southern Dunes Golf and Country Club is an ideal location for golfing holidays or for non-golfers to visit Disney and the other major attractions of Florida. Disney World is just 20 minutes away by car. The Gulf coast beaches are within easy reach.

GOLF INFORMATION - Situated just off Highway 27, Southern Dunes golf course was opened in 1993 and is rated 4.5 stars by Golf Digest. It is listed in the 'Top 100 Modern Golf Courses to play in America' (at 51st) by Golf Week magazine, is in the 'Top 10 Golf Courses Built in the Last 10 years' by Links magazine and is ranked Number 6 in Florida. The course offers players of all abilities the chance to play one of the most challenging and beautiful courses in Central Florida. It is over 7200 yards long and has become a favourite with both local and visiting golfers. There are five sets of tees to accommodate golfers of varying abilities. It features an elevation change of 100 feet, which is unusual for a Florida golf course, and it is beautifully maintained. There is a pro golf shop and impressive clubhouse and bar. On-course beverages and snacks are available throughout the day from the travelling beverage cart. There are also a great many other top golf courses within a 20 minute drive of Southern Dunes.

Rates are for the whole villa per week and include all taxes, utilities, towels, bed linen and the final cleaning fee.

Changeover day is flexible.

For stays of less than 7 nights please add a cleaning fee of £33 / $60.

Pool and spa heating are available by pre-booking at a cost of £90 / $160 per week (minimum charge £55 / $100). You will need this option if you prefer the spa to be heated.

Deposit of £100 / $165 per week is required on booking with the balance due 8 weeks before the arrival day. We will hold dates for 7 days pending confirmation of travel arrangements and the deposit cheque.

A security deposit (either £200 / $350, or a credit card swipe) is required with the balance payment.
